Am I required to make my property available to Section 8?
This is not a requirement for any of our property owners. Many feel this is a good way to guarantee rental income and if you did choose to offer this for your rental property we are well versed in the process that is required. This does require certain standards are met and a full package of paperwork is required for the property, owner and tenants that must be updated yearly to continue in the program. A professional manager that knows and understands the process required is critical to ensuring you continue to successfully receive your monthly income. -
Are you licensed?
- Our PMs are all state licensed REALTORS and/or Broker Associates. They are all members of the local, state and national associations for our profession. Our Broker/Owner is a member of the National Property Management Association as well.
- SPM is licensed as a Brokerage, CAM Firm and registered business in Brevard County and DBPR for the state of Florida.
- SPM carries full liability insurance, professional insurance as well as workers comp policies.
- SPM offers owners liability insurance paid for by the tenant as well as other owner benefits that include rent default insurance as well as our guarantees.

Can I reach you after hours?
You will be able to put in a request 24/7 that will go directly to your manager and our coverage for after hours. SPM has full service staff that will be in touch with you in regard to your questions or concerns usually within minutes if we do not answer your call. We have a policy that you will have communication back within 24hrs unless it is an emergency. -
Can you put the money directly into my account?
Yes. We will deposit the funds into your account directly each month. You will receive a full statement with any invoices and all financial data that took place. -
Do I get to see the lease or sign it?
Yes. We can sign the lease on your behalf if you choose to give that permission to us in writing however you may sign it yourself electronically in your portal. The lease will be there for you to view anytime once it is in place. -
Do you sell real estate too?
Yes we do offer full real estate sales services with licensed Realtors. We are able to help you with all of your real estate and investing needs at SPM. -
How and when do I get my checks?
Our policy is that we pay the owners by the 10th of each month unless your tenant has paid late and then we would process that out to you by the 15th or upon receipt from the tenant. -
How is rent collection handled?
We collect the rent from your tenant via ACH or credit card payments using our online payment portal. We do accept Checks and Money Orders in the mail or dropped off to our office rent collection boxes. -
How long of a lease do you sign?
Our typical lease is a 12 month lease. We do have shorter or longer term options for our lease if needed. We have access to an entire library of addendums or riders that may be needed for each leasing scenario and work with the state's top Property Management attorney to create our leases to be strong and watch out for our owners interests. -
How much security deposit do you charge the tenant?
Security Deposits are set by the property manager and the owner. Our suggestion is that we collect at least the amount of one month of rent each month. In some scenarios, the owner may allow a structured deposit payment plan or they may require a different amount for deposit. We are able to work with the owner and property needs to set the best terms for you. -
How soon can you start managing my property?
We are fully functioning and able to start managing your property the moment you sign our Property Management Agreement. -
What type of properties do you manage?
We manage a large array of properties and have experience in nearly every aspect of the property management industry. We currently have single family residences, multi family properties to commercial units and manage entire communities and associations. Our services for each are customized to fit the needs of the property and the owner. -
What personal experience do you have with owning investment property?
- Our owners and many of team members have experience actually owning rental properties and investing in real estate.
- We understand how important your asset is and we treat them like our own.
- We even have some of our own local rental properties managed by our SPM team.

Do you have hidden fees?
SPM tells you all of the possible fees upfront. There are no hidden fees. It is common for a management company to say they have only a small fee per month and then charge for each and every little thing they do for the property. Who holds the tenant security deposit?
We hold the security deposit in most cases. IF the owner holds the deposit we ensure that the tenant is notified properly and that the account is in compliance per statute. -
What is your property maintenance philospy?
SPM believes that maintaining your property and addressing all problems that arise immediately is the key to the best return on rental income and preventing large costly repairs. Our lease is very clear on the expectations of the Tenant to maintain the property. We make sure that they understand they are renting the property AS-IS. SPM has spent countless years getting the best vendors for an affordable price. We aim to repair with the best quality possible to bring in the most from your investment. We believe maintenance is so critical we have a dedicated 24/7 line for Tenants to call. They will be instructed how to troubleshoot to save our owners money first. If that does not work They will coordinate a vendor to take care of routine repairs at no extra charge to our owners. -
Do you have a dedicated screening process for all tenants?
SPM takes this very seriously and knows it is a critical part of the manager's job. Make sure the The manager you hire has a standard process and is professional to handle this.- We provide all applicant reports within 48 hours on business day and within 72 hours weekends/holidays. Once approved we immediately work to secure deposits that are non- refundable once collected
- SPM holds security deposits on Landlords behalf and remains in compliance and provides all required notices by law.
- SPM follows the Fair Housing Laws to the letter and protects our owners through this process. Does the manager understand Fair Housing Laws? If you do not feel this is important and clear with the manager that is a red flag.
- Our lease is attorney prepared and we are happy to provide a sample. Make sure your manager has a strong lease and you are familiar with it prior to signing with them.
- SPM has a set checklist for move-in and documentation. This is critical that all managers have.

How often do you check my property?
SPM has a minimum quarterly requirement. Our team takes this very seriously and knows it is a critical part of the manager's job to ensure that a property check is done. Make sure the manager you hire has a standard process to visit properties and report the conditions.- We provide a report with flags found and give the owners the option to address none critical or required repairs.
- SPM cross trains all of managers with our maintenance process and our condition checks and reports so that they can take care of these critical aspects if needed.
